First-Time Buyers

3% down, 580 credit, non-traditional income documented. I run California DPA programs (CalHFA, GSFA, local county assistance) that can cover your down payment and closing costs. Most first-time clients qualify for way more than they think.

Self-Employed & Non-QM

Bank statement loans, 1099-only qualification, P&L-based income, asset depletion, ITIN. The loans traditional lenders won't touch because they require actual underwriting instead of a checkbox. Most self-employed clients qualify for 30–50% more loan through Non-QM than through conventional.

Investors & DSCR

DSCR loans qualify the deal on rental income alone — no DTI, no personal W-2. Multi-unit financing, portfolio refinances, cash-out for the next deal, and fix-and-flip bridges through CCM's commercial desk. I close investment deals on the timelines your sellers actually expect.

How fast can I get pre-approved?

Most buyers can get a real pre-approval in 15–30 minutes once I have the basics. Full underwriting depends on documents, credit, and property details.

Do you work outside Eureka?

Yes. I am based in Eureka and licensed across California, so I can help buyers, homeowners, and investors statewide.

Can you help if I am self-employed?

Yes. Bank-statement, 1099, P&L, DSCR, and other Non-QM options are a major part of what I do.
